OUR PROCESS

1. Comprehensive Property Appraisal

We provide a free, no-obligation property appraisal. Janet Atkinson from Northview Property Management will source a property based on your budget and she will view it alongside you. She will appraise it and will indicate to you what work needs to be done to the property as well as predict the estimated potential rental income. Janet determines the ideal rental price based on current market conditions and local demand. She will also offer guidance on how to maximise the property's appeal to potential tenants, ensuring you get the best possible return on investment.

2. Marketing & Tenant Sourcing

Your property will be expertly marketed across social media platforms with the support of our trusted professional partners. High-quality photography will be arranged, along with detailed and compelling rental listings designed to attract top-tier tenants. Northview Property Management oversees all viewings, enquiries, and negotiations to ensure we secure the best tenants quickly and efficiently. We take pride in matching the right tenants to the right properties.

3. Tenant Vetting & Lease Agreement

Northview Property Management carries out all tenant checks; including ID Checks (driving licence or passport), employment checks as well as the identification of a guarantor.  As a landlord you must be registered with the landlord Reistration Scheme NI. Tenant deposits must be held in the scheme (TDC) and also compliant with ICO.  We also handle the preparation of legally compliant tenancy agreements, making sure all terms are clear and in line with current legislation, protecting both you and your tenants.

4. Maintenance & Repairs

We manage all aspects of property maintenance; property inspections bi-annually and oil & gas boiler servicing annually.  Further routine inspections available upon request.  All of our repairs are carried out by our  trusted network of partners. Our proactive approach ensures that your property remains in excellent condition, preventing minor issues from becoming bigger problems and keeping your tenants satisfied and maximising your asset.

5. Rent Collection & Payment 

Rent is paid via bank transfer starting from the date the rental agreement begins, and is promptly transferred to the landlord. We take care of all aspects of rent collection, including sending timely late payment reminders and managing arrears. Additionally, we provide annual statements to give the landlord a clear record of all income received. This allows you to enjoy a steady income stream while minimising administrative effort and ensuring a hassle-free rental experience. 

6. Ongoing Communication

We maintain clear and regular communication with both landlords & tenants, ensuring all parties are informed and any concerns are addressed swiftly. Our team is always available to offer advice, resolve issues, & ensure your property is well-managed, giving you peace of mind throughout the tenancy. We strive to foster positive relationships between landlords and tenants.
