1. Comprehensive Property Appraisal

We provide a free, no-obligation property appraisal. Janet Atkinson from Northview Property Management will source a property based on your budget and she will view it alongside you. She will appraise it and will indicate to you what work needs to be done to the property as well as predict the estimated potential rental income. Janet determines the ideal rental price based on current market conditions and local demand. She will also offer guidance on how to maximise the property's appeal to potential tenants, ensuring you get the best possible return on investment.

2. Marketing & Tenant Sourcing

Your property will be expertly marketed across social media platforms with the support of our trusted professional partners. High-quality photography will be arranged, along with detailed and compelling rental listings designed to attract top-tier tenants. Northview Property Management oversees all viewings, enquiries, and negotiations to ensure we secure the best tenants quickly and efficiently. We take pride in matching the right tenants to the right properties.

3. Professional Property Viewings 

At Northview Property Management, we take care of all property viewings to ensure a professional and hassle-free experience for both you and potential tenants. Janet arranges flexible viewing appointments, providing detailed information about the property’s features and answering any questions from interested tenants. 4. Tenant Vettings & Lease Agreements

Northview Property Management carries out all tenant checks; including ID Checks (driving licence or passport), employment checks as well as the identification of a guarantor.  As a landlord you must be registered with the landlord Reistration Scheme NI. Tenant deposits must be held in the scheme (TDC) and also compliant with ICO.  We also handle the preparation of legally compliant tenancy agreements, making sure all terms are clear and in line with current legislation, protecting both you and your tenants.

5. Tenancy Agreement 

Once a suitable tenant is selected, we carefully prepare the tenancy agreement, ensuring all terms are clearly outlined and legally sound. We handle all associated legal paperwork to guarantee full compliance with current rental laws and regulations, providing both the landlord and tenant with peace of mind. In addition to drafting the agreement, we also manage the collection of the first month's rent and security deposit prior to the tenant’s move-in. Our thorough approach ensures a smooth transition.

6. Handover & Support

After the tenant has been successfully placed, we provide you with all necessary documentation, including a copy of the signed tenancy agreement and any relevant legal paperwork. We then hand over the management of the property to you, ensuring you are fully informed and prepared for the next steps. While the property is now under your direct management should you ever wish to revert to a full managed Buy to Let, we will be able to help you.
